For Florida real estate agents · 2027 enrollment open

The 2027 S-Corp Switch: keep $7,000–$12,000 more of your commissions every year.

Commissions paid to you personally on a 1099 carry 15.3% self-employment tax before income tax even starts. We move you to an S-Corp the right way: LLC, election, broker paperwork, salary study and payroll. Done for you in 14 days.

Typical range for agents netting $120K–$300K. Run your own number below.

Why top agents overpay

Nobody told you

Brokerages teach GCI and volume, not tax structure. Your CPA files what happened; they rarely change how you're paid.

The LLC alone doesn't fix it

A plain LLC is taxed exactly like a 1099. The savings come from the S-Corp election and a documented salary.

Doing it halfway is risky

No salary, sloppy payroll, or commissions still paid to you personally can undo the savings or invite IRS questions.

The guarantee

$5,000 a year in savings, or you don't pay.

Your savings analysis comes first and it's free. If it doesn't project at least $5,000 a year in tax savings from the switch, we'll tell you not to do it and you owe nothing. You only pay once you've seen your number and decided to go ahead.

This is for you if

  • ✓ You net roughly $100K+ in commissions
  • ✓ Your commissions are paid to you personally, or to an LLC with no S-Corp election
  • ✓ You want it done for you, not another project

It's not for you if

  • ✗ You net under about $80K (the costs can outweigh the savings)
  • ✗ You're already an S-Corp with payroll running
  • ✗ You're looking for a loophole, not a structure your CPA can defend

Questions

Can my broker pay my commissions to my LLC or S-Corp?+

Generally yes. Florida law allows sales associates and broker associates to have their compensation paid to a professional corporation or LLC they own. Brokers have their own paperwork for it, so we prepare what your broker needs and walk you through the conversation.

How much commission do I need for this to be worth it?+

Usually around $80,000 or more in net commission. Below that, payroll and accounting costs can eat most of the savings. The free analysis tells you before you spend anything.

What is a reasonable salary and why does it matter?+

As an S-Corp owner you must pay yourself a reasonable salary for the work you do. The rest of the profit can come out as distributions without payroll tax. Set the salary too low and the IRS can reclassify distributions as wages, so we document a defensible number using market data.

Why does the 2027 deadline matter?+

To be an S-Corp for all of 2027, Form 2553 generally has to be filed by March 15, 2027, and your broker, payroll and bank need to be set up before the commissions start flowing. Starting by December 15 gives us time to have everything ready for January 1.

Do I still need my CPA?+

Yes. We set up the structure and the plan. Your CPA still files your returns. You get a one-page CPA memo that explains exactly what was set up and why, so they can file it correctly.

What does it cost?+

$2,997 one time, or 3 payments of $1,097. That includes 12 months of the Tax War Room. You only pay after your free analysis shows at least $5,000 a year in projected savings and you decide to go ahead.
